Archer Deal Sourcing Guide

Overview

The Archer Deal Sourcing feature allows users to efficiently search, filter, and analyze investment opportunities within the Archer web app. This guide provides a step-by-step walkthrough of how to utilize the deal sourcing functionality, including search filters, property data sources, and advanced features such as predictive underwriting and location scoring. By the end of this guide, users will be able to leverage Archer's AI-powered tools to identify high-potential deals, streamline their pipeline, and enhance their investment strategy.


Guide

1. Accessing Deal Sourcing

  1. Log in to the Archer App
  2. Navigate to the Deal Sourcing section.
  3. Enter the location(s) where you want to search.  You can search for entire States, CSAs, CBSAs, Submarkets, and/or cities.

2. Using Search Filters

  1. Click on the Search Bar and enter a location (e.g., "Los Angeles").
  2. Apply filters to refine your search, including:
    • Property Status (on/off-market)
    • Property Type & Class (e.g., Apartments, Class B & C)
    • Year Built (e.g., 1995+)
    • Property Size (e.g., 50-200 units)
    • Seller Propensity Score (predicts likelihood of sale)
    • Owner Name
    • Occupancy Rate & Performance Metrics
    • Debt & Financial Data (e.g., interest rate type, loan maturity date)
    • Renovation Status (year renovated, % of units renovated)
    • Location-based Metrics (proximity to hospitals, schools, etc.)
  3. Click Apply Filters to update results.
  4. Avoid over-filtering to ensure a broad enough dataset for analysis.

3. Understanding Data Sources

  • Archer aggregates data from multiple sources, including:
    • Publicly Available Data (county records, public marketed deal listings, Census Bureau, Bureau of Labor Statistics, St. Louis FRED, Zillow, AARP Livability Index, and more!)
    • Paid Data Providers (CMBS, Agency and similar Loan Data; Market forecast estimates from Archer data partners)
    • Archer Proprietary Analytics: these are metrics calculated by Archer using data sourced from Publicly Available websites or Paid Data providers (or a combination). These metrics can only be found within Archer and give the user an ability to refine the deal sourcing search based on property performance, likely upside and, in the near future, metrics such as forecast returns or equity required to buy a deal.
  • Null values are excluded by default but can be included in future updates.

4. Saving & Reusing Searches

  1. After setting up desired filters, click Save Search.
  2. Assign a relevant name (e.g., "Austin Value-Add Search").
  3. To apply the saved filters in another market, simply select a different city and reapply the saved search.

5. Viewing & Exporting Results

  1. Switch between Map View and List View for different display formats.
  2. Click on individual properties for detailed insights.
  3. Use the Export to Excel function to download search results for further analysis.

6. Create a Customized Location Score to further refine your search and align deals to your Strategy across Markets

  1. Navigate to the Location Scoring feature.
  2. Create a custom score based on over 100 metrics such as:
    • Job Growth
    • Crime Score
    • Median Income
    • Population Growth
  3. Adjust weightings on a 1-10 scale to prioritize factors.
  4. Indicate whether a high score or a low score for each particular metrics is a 'good' thing for how you look at a location.  For example, if you want to find areas with Low Unemployment values, add Unemployment (%) as a metric and select "Low Values Preferred".  This will identify areas with low Unemployment values and provide a better rank/score for these areas.
  5. Apply the custom score across different markets for comparative analysis.
  6. This score is a weighted average score for the national percentile rankings for each metric that you add to your location score, weighted as per your Importance factors.

7. Adding Deals to Pipeline & Underwriting

  1. Quickly Add Deals to Pipeline using the "+" sign next to each deal in the list to track a deal within Archer.
  2. Initiate underwriting directly from the platform.
  3. If financials (T-12, rent roll) are unavailable, Archer can run a Predictive Underwrite for that property simply by clicking "Run Underwrite", and proceeding without uploading any financial data for the property.
  4. For deals that are currently on the market, Archer will provide a deal link directly adjacent to the "On Market" property status tag.  This link will take you directly to the deal site where you can sign the Confidentiality Agreement, download the Rent Roll and T12 / Operating Statements, and re-upload those directly into Archer during the Run Underwriting step.

9. Notifications & Weekly Digest

  1. Users can subscribe to Weekly Digests to receive alerts for new deals in their saved searches.
  2. Future updates will allow customization of notification settings.
