Handling and Re-uploading Failed Rent Roll & T12 Files
This guide walks users through the proper steps to handle a failed Rent Roll or T12 file upload within the underwriting section of the platform.
This guide covers how to download existing files, make necessary corrections, re-upload and parse them, confirm key details, and save the cleaned data into the model — all while preserving previously entered assumptions.
By the end of this guide, users will be able to confidently manage and reprocess file uploads without disrupting their existing underwriting work.

Please email support@archer.re with the property address and issue that you are facing. Archer Support will be automatically notified for any file that fails to upload.

1. Accessing the Underwriting Section

Navigate to the Underwriting section of your deal.

Locate the previously uploaded Rent Roll and T12 files (labeled something like
Rent Roll - ArcherandT12 - Archer).
2. Downloading and Fixing the Files

Download the Rent Roll and T12 files to your local machine.

Make any necessary corrections to ensure formatting and data accuracy.
3. Re-uploading and Parsing the Rent Roll

Back in the Underwriting section, click Upload Rent Roll on the Archer ribbon.

Select the corrected Rent Roll file from your computer.

Click Upload/Parse to load the data into the model.

Once parsed:

Check that floor plans, bedroom, and bathroom details have been correctly identified.

Manually override any fields (e.g., beds/baths) if needed.

Confirm that lease rent, other income, and fees have parsed correctly.

4. Re-uploading and Parsing the T12

Click Upload T12 on the Archer ribbon.

Select the corrected T12 file from your computer.

Click Parse to load the data.
5. Reconciling the T12 Data

Once the T12 data is parsed, review the delta summary (difference between expected and parsed values).

Scroll through the line items to identify any discrepancies.

Address any differences:

Group any unusual or seasonal line items as “Other Subtotals” or “CapEx” as appropriate.

Confirm that both income and expenses reconcile properly.
6. Finalizing and Saving the Model

Once everything looks correct, click Save to Archer.

T12_Archer,RentRoll_Updated). -
Ensure all mapping is preserved and no further adjustments are needed.

Final check: reconfirm bed/bath mappings on the Rent Roll.

Recovering from a timeout or error without losing your work
If your parse times out or hits an error partway through — especially during a longer session where you've already mapped a rent roll and one or more T12s — your work is not lost. You can resume the same underwriting flow without starting over.
Step 1: Go to your All Activity page. Find the underwrite that shows an "error" state and click the property name to re-enter the flow.
Step 2: Click "Get Parsing Help" in the top right corner of the screen. Then select Upload Document and upload a new version of the file that caused the error. Your prior work (rent roll mapping, any T12s already processed, charge code assignments) is preserved — you're picking up where you left off, not starting from scratch.
If the original file was a PDF: use the Download File trick
When a PDF fails to parse, Archer has already done the extraction work behind the scenes. Click Get Parsing Help, then click Download File. This gives you the Excel file that Archer's extraction tools created from the PDF.
Open that Excel file and check for issues — the most common problem is misaligned columns from the PDF-to-Excel conversion. Fix any alignment issues, save the file, then click Upload Document in the same Get Parsing Help panel to re-upload the cleaned Excel version. This is often much faster than troubleshooting the original PDF.

Common questions about parsing errors
My parse timed out — is my work lost? No. Your prior work is saved. Go to All Activity, click the errored underwrite, then use Get Parsing Help → Upload Document to resume where you left off.
Archer crashed or froze mid-parse. Can I recover my progress? Yes. The same recovery flow works for timeouts, crashes, and error states. Your rent roll mapping, charge codes, and any T12s already processed are preserved. See the steps above.
I got an error message and I'm stuck. What do I do? Go to All Activity, find the underwrite in the error state, click the property name, then click Get Parsing Help to resume. If you're still stuck after re-uploading, email support@archer.re with the property name and we'll get it sorted.
