How Archer Integrates with Your Model
Archer adds 8 streamlined tabs to your Excel file:
- Archer Hosted Model Setup: Centralized assumptions, growth rates and tax estimates to set up your model
- Rent Roll: Parse and analyze Rent Rolls, or retrieve previously saved Rent Rolls
- Financials: Parse and analyze Operating statements (e.g. T12s) and retrieve Financial information up to 48 months at a time.
- Rent Comps: Retrieve best-fit Rent Comps merging Archer’s data with your own
- Expense Comps: Pull up to 15 Archer + 15 Custom Expense Comps
- Sale Comps: Up to 10 Archer Sales Comps + Custom Comps
- Archer Connection: Syncs assumptions with the Archer platform
- Archer Setup: Facilitates faster Comp Data and Parsing Refreshes
Note: Archer can add a macro to enable the removal of some tabs after the underwriting process is complete. Talk with your Archer Support team if this would be helpful.
How to get the most VALUE from Archer’s BYOM integration
Gain speed and quality by following these best practices:
- Parse Rent Rolls & T12s for your existing portfolio. After parsing, ‘Save to Archer’ and now your portfolio can be used for benchmarking every new underwrite. Archer even supports bulk uploads and can automate syncing from systems like Entrata or AppFolio.
- Set Baseline Assumptions (e.g. growth rates, GP/LP splits, Management Fees, and even the selection of T3/T12 for each row of your underwrite) by configuring one or more Archer Underwriting Profile(s) to reduce redundant work and improve your automated results. Key assumptions include:
- Purchase price – Establish a baseline assumption to ensure fewer model reference errors and receive more complete first pass analytics
- Leverage – Use Archer’s default template and daily interest rates to establish initial leverage assumptions during the ~1min model preparation process
- Initial Tax Estimate – Archer will provide first pass millage rate estimates and annual tax growth rates that can be used to establish a first pass tax estimate
- Growth Rates – Use your Underwriting Assumptions profile(s) in Archer or Archer’s submarket growth rates to set starting growth rates for each analysis
- Remove duplicative input tabs. For quick onboarding, Archer will link the Rent Roll and Financial Parsing tabs into your existing input sheets, replacing a typical copy/paste process. For more speed gains/reduced complexity, it is preferable to link directly to your Proforma, skipping this intermediate step. Your Archer Onboarding Team can help identify these opportunities to streamline your BYOM.
- Remove duplicative Analytics tabs. Archer’s Rent Roll and Financial parsing tabs, and Rent, Expense, and Sale comps tabs often have overlapping analytics with existing tabs in your BYOM. Work with your Archer Rep to identify areas to remove redundancy while making the most of the Archer built-in analytics & comp data.
- Build faster first-pass renovation plans for Value Add analysis. Archer’s Rent Comps tab comes with robust Value-Add comps and Renovation Level Analysis capabilities. Integrating this into your Renovation planning can save time while improving quality with each analysis – automatically!
- Load your custom Sale Comps into Archer. If you track known sale prices and dates, this information can be loaded into Archer and returned to you on the Sale Comps tab with each underwrite, automatically.
- Avoid Modifying the Archer Tabs directly. Archer periodically updates template tabs (Rent Roll, Financials, Comps, etc.). Custom changes to these tabs may be overwritten. If you have integration improvement ideas, or need assistance to optimize your model further, reach out to support@archer.re.
How to Update Your Template as your Business Evolves:
- Log into the Archer App, click on Settings and select Underwriting Models. From here, you can download the latest template, modify that file, and re-upload your model to the Archer system.
- Our team reviews updates to maintain integration integrity.
- For efficiency, batch updates rather than making daily tweaks.
- Archer periodically updates template tabs (Rent Roll, Financials, Comps, etc.). Custom changes to these tabs may be overwritten—contact support for feature requests.
Known Issues / Considerations
Macros & Automation Conflicts
- Archer integrates by connecting directly into Rent Roll and financial areas
- Custom macros that add/remove rows or copy data may block integration
- Password protections or warning pop-ups may need to be disabled
Data Tables
- Archer’s Add-in will trigger Data Tables to calculate each time the add-in interacts with the Archer system.
- Archer can embed macros to turn Data Tables on/off at the user’s direction to improve this experience.
