Adding and managing custom comps
Beyond the automatic flywheel — manual comp additions, bulk historical uploads, and managing your comp database.
Adding individual comps
On any property page, you can edit property transaction history to add sale comp data: click Edit, then Add Record. Enter the sale price, cap rate, price per unit, buyer/seller information, and sale date.
For rent comps, the primary method is parsing a rent roll for that property. Even if you're not doing a full underwrite, use Parse Document to extract the rent roll data and save it — it immediately becomes a comp.
Bulk uploading historical comps
If you have a backlog of historical rent rolls and T12s (common when switching from another platform), the Archer support team can process them in bulk. What they need:
- Rent rolls and T12s organized in a folder
- Each file named with the property address (or the address in the file name)
- Most recent files only (data older than 12-18 months becomes stale for comp purposes)
Email the files to support@archer.re or share via Dropbox. The team parses and saves them all, populating your custom comp database.
Viewing and managing your comps
On the web app, go to any property and check the comps section. Custom comps are labeled "Custom" or "Customer" to distinguish them from Archer's institutional data.
In Excel, your custom comps appear in the Rent Comps, Expense Comps, and Sale Comps tabs alongside Archer data.
To adjust which comps appear for a specific deal, use the Archer ribbon, then Refresh Data and modify the comp parameters (distance, class, unit count, year built range).
A sale record or custom comp isn't appearing
If you added a sale record or parsed a rent roll and it's not showing up as a comp yet, give it a few minutes — comp data syncs periodically, not instantly. If it's been more than 15 minutes, try these steps:
- In Excel: click Refresh Data on the Archer ribbon to force a fresh comp pull
- On the web app: refresh the property page
- Verify the property attributes (address, unit count) are accurate — comps match based on proximity and property characteristics, so if the attributes are wrong, the comp may not surface for nearby deals
