Adding a property that’s not in Archer’s database

What to do when you search for a property and it doesn’t appear in Archer’s database. How to request additions and use Dropus.

When a property isn't found

Archer's property database covers the vast majority of multifamily properties in the U.S., but occasionally you'll search for an address and it won't appear. This is most common with newer construction, recently converted properties, or properties in smaller markets.

How to request a property addition

When you search for a property on the Archer web app and it doesn't come up, you'll see an option to submit a property suggestion (sometimes called a "Dropus" request). Click this option, enter the property name and full address, and add any notes (like unit count or property type) that might help us locate and add it.

Our team typically adds requested properties within one business day. You'll be able to search for the property and start your underwrite once it's in the system.

Tips for searching

Before submitting a request, try a few variations:

Use the street address, not the property name. Property names change with ownership. The address doesn't.

Check for alternate addresses. Some properties have multiple addresses or use a leasing office address that differs from the physical address.

Try the city and state. If the exact address doesn't match, search with just the city and state to browse properties in the area.

Why some properties are missing

Archer's database is built from multiple data sources including tax records, property management records, and licensed third-party data. New construction properties may not appear until they're reflected in these sources.

If you're working with a property that was recently built, converted to multifamily, or is in a smaller or rural market, a property addition request is the fastest path forward.
