Adjusting your rent comp set

How to refine which properties appear in your comp analysis — filter by distance, class, unit count, and more.

In Excel

Go to the Rent Comps tab. Click Refresh Data on the Archer ribbon. A panel appears with filter options: maximum distance from subject property, minimum/maximum unit count, property class, and more. Adjust and click Refresh.

On the web app

On the property's analytics page, click the house icon (top right of the comps section) to see which properties are in your comp set. You can add or remove individual properties.

Note: changes made on the web app's comp set do not currently sync to the Excel comp set. You need to adjust in both places if you want them to match. (This is a known limitation the team is working on.)

Adding a specific comp property

If you know a specific property should be in your comp set but it didn't appear automatically, you can add it manually in the Excel model or use the web app to search for the property, parse its rent roll, and it will appear in future comp pulls.

Expanding your comp search

For a broader market survey beyond the default 15-30 comps, use the web app's Comps section (not the per-deal view). Search by market, set your filters, and Archer returns up to 50 properties. This is useful for investor presentations or market-wide benchmarking.
