Archer Underwriting Models: Starter and Advanced

What's in each model, what's new, and how to choose the right one for your team.

Archer now offers two underwriting models, both built on the same 2.0 foundation: connected to Archer's engine, readable, print-ready, and designed to be customized.

Archer Starter is the default model for every account: a complete multifamily underwriting model that runs a clean deal in minutes.

Archer Advanced is the new top-end model, adding institutional-grade capabilities for teams that need monthly granularity and more complex capital structures. It's the successor to the legacy Archer Standard model.


What's new in Starter

The Starter model was just upgraded for everyone. Three additions:

Predictive underwrites. Run a fully built-out underwrite with no rent roll or T12. Archer's predictions populate the model, so you can evaluate a deal before the documents arrive.

Predictive renovations. When Archer identifies a renovation opportunity, the model now applies the predicted renovation cost and rent uplift automatically.

Detailed tax logic. Make detailed tax adjustments, including abatements.

These join everything Starter already does: rent roll and T12 auto-population, auto-sourced comps, millage and growth rates loaded for you, debt templates with daily rate benchmarks, loan assumption and refinance handling, a four-tier waterfall, price sizing, exit cap estimation, sectioned IC-ready outputs, and more.


Meet Archer Advanced

Advanced starts from the same 2.0 foundation as Starter and adds the capabilities complex deals demand:

  • Monthly resolution for the first three years of your proforma (plus annual).
  • Full rent schedule and mark-to-market, with renewal rates and new-lease splits, instead of a high-level loss-to-lease percentage.
  • Renovations funded with debt, including drawdown facilities.
  • Preferred equity in the capital stack.
  • Monthly and quarterly waterfall distributions, up to four tiers.
  • T12 parsing directly from the Excel ribbon (rent rolls flow in through In-App Parsing).

Compared to the legacy Standard model, Advanced has the same core functionality while being more intuitive, better laid out for sharing, smaller in file size, and built to be customized.

Which model is right for your team?

Four questions usually settle it:

  1. Do you need monthly granularity in your proforma forecasting, or is annual sufficient?
  2. Do you fund renovations or major capital with credit facilities?
  3. Do you regularly use preferred equity?
  4. Do you model loss to lease as a high-level percentage, or as a detailed schedule built on lease turnover?

If you answered yes to any of the first three, or "detailed schedule" on the fourth, Advanced is the fit. Otherwise, Starter covers you, and you can move up any time.


Both models are built to become yours

Starter and Advanced share the 2.0 design principle: inputs flow into calculations, calculations into outputs, never backward. That means you can replace any output with your own, swap in your waterfall, or drop in your firm's IC format, and the model keeps working.

When your customized version is ready, upload it as your firm's BYOM template. That's Starter+ or Advanced+: from then on, every Archer underwrite populates your model automatically.


Good to know

  • Both models use the Archer Standard Chart of Accounts. To use a different COA, create a custom COA for the model or adapt it through BYOM. Our team can assist or handle this for you.
  • Rent roll and T12 data flows into both models through In-App Parsing and refreshes into the model.
