What Archer extracts from a rent roll

When you upload a rent roll, Archer identifies and extracts key data fields for each unit:

Unit-level data: Unit number, floor plan type, bedroom/bathroom count, square footage, unit status (occupied, vacant, notice, etc.), move-in date, lease start and end dates.

Financial data: Market rent, actual/contract rent, concessions, loss-to-lease, other income charges (pet rent, parking, storage, utilities, etc.).

Occupancy data: Whether each unit is occupied, vacant, on notice, or has a pending move-in. Archer calculates occupancy rates at both the property and floor plan level.

How Archer structures the data

After extraction, Archer organizes the rent roll into a standardized format regardless of the source system. Whether your rent roll comes from Yardi, RealPage, Entrata, AppFolio, or a custom spreadsheet, Archer maps the data into its standard schema.

The parsed rent roll populates the Rent Roll Analysis tab in your Excel model, with unit-level detail, floor plan summaries, and analytics like loss-to-lease calculations and occupancy breakdowns.
