Finding off-market opportunities with seller propensity scoring and evaluating markets with location metrics.
How seller propensity works
Archer analyzes factors like how long the current owner has held the property, whether they appear to be optimizing rents and occupancy (a common pre-sale behavior), loan maturity timing, and comparable transaction activity in the area. Based on these signals, properties are scored as Low, Medium, or High seller propensity.
Using seller propensity in Deal Sourcing
In Deal Sourcing, filter by off-market properties and then by seller propensity level. This surfaces properties that aren't listed but may be receptive to an offer — useful for generating off-market deal flow.
Location scoring
Archer provides location metrics at the zip code, submarket, and CBSA level. On any property page, scroll down to see eight default metrics (population growth, employment, rent trends, etc.). Click Edit to add or remove metrics based on what's relevant to your investment strategy.
These metrics update regularly and help with quick market-level screening before you dig into property-level analysis.
