Understanding the Excel model tabs
What each tab in your Archer Excel model does and when you'll use it — from Start Here to Financials to Comps.
Archer tabs
These are created and managed by Archer. Data flows into them automatically when you parse and run an underwrite.
Start Here: The landing tab. Shows status of your rent roll and T12 parsing, with hyperlinks to jump to any section. If something needs review (like missing bed/bath data), it flags it here.
Rent Roll Analysis: Your parsed rent roll data — every unit, floor plan, charge, lease date, and occupancy status. Also contains 30/60/90 day leasing trends, renewal vs. new tenant analysis, and floor plan summaries. You can make adjustments here (renovation status, floor plan names) and they'll be learned when you Save to Archer.
Financials: Your mapped T12 data organized by your Chart of Accounts. The yellow dropdown column lets you remap any line item. Below the mapping section: your clean T12, T6, and T3 summaries.
Rent Comps: Up to 15-30 comparable properties with current asking rents, organized by unit type. Includes both Archer institutional comps and your custom comps. You can adjust the comp set parameters (distance, class, unit count) via the Archer ribbon's Refresh Data function.
Expense Comps: Operating expense benchmarks from CMBS, Freddie, and Fannie data, plus your own parsed T12s. Shows per-unit and per-bed expense ranges for each category in your COA.
Sale Comps: Transaction data for comparable sales. Includes price per unit, cap rates, and sale details.
Connector: The bridge between Excel and the Archer web app. This is where the Archer ribbon reads and writes data. Don't modify this tab directly.
Your model tabs
These are your proprietary tabs — your pro forma, assumptions, cash flows, sensitivity analysis, and outputs. Archer doesn't modify these. Your formulas, your logic, your formatting all stay exactly as they were. Archer's data flows into your model through the Archer tabs, and your model references that data however you've set it up.
The Archer ribbon
At the top of Excel, the Archer ribbon gives you:
- Save to Archer: Syncs everything back to the web app
- Refresh Data: Pulls updated data (new rent roll, new T12, updated comps) into your existing model without losing your assumptions
- Upload New T12 / Upload New RR: Parse new documents directly from Excel
