How to upload a rent roll for parsing

To parse a rent roll via the Excel Add-in, open your Archer-connected Excel workbook and navigate to the Archer ribbon. Click Parse Document or Run Underwrite (depending on whether you're starting a new underwrite or adding data to an existing one).

You'll be prompted to select your rent roll file. Archer accepts Excel files (.xlsx, .xls) and PDF rent rolls. Once uploaded, Archer extracts the data and presents it for your review.

Supported file formats

  • Excel files (.xlsx, .xls): Preferred format. Archer reads the data directly from the spreadsheet structure.
  • PDF files: Archer uses AI-powered extraction (including Gemini OCR for scanned documents) to convert PDF rent rolls into structured data.

Tips for a smooth upload

  • Make sure your rent roll file is saved locally on your computer — files stored in cloud-only locations (like Box or OneDrive online) can sometimes cause issues.
  • If your file was downloaded from a property management system, check that it's not password-protected or saved in an unusual encoding.
  • For the best results, review the article "Preparing your documents for best parsing results" before your first upload.

What happens next
