Where Archer gets its data

Sources for rent comps, expense comps, sale comps, and market analytics. Plus how your own data builds your proprietary comp set.

Rent comps

Archer comps: Pulled from property websites, aggregation sites, and Moody's Analytics (formerly RealPage/REIS). These are current asking rents for comparable properties in your target market. Archer pulls up to 15-30 rent comps per deal based on proximity, class, unit count, and property type.

Your custom comps: Every rent roll you parse and save automatically becomes a rent comp in your proprietary database. Over time, your own data appears alongside Archer's institutional comps — and because it comes from actual rent rolls (not advertised rents), it reflects true in-place and effective rents.

The comps you see labeled "Custom" or "Customer" in the Excel model and web app are yours. The ones labeled "Comp" are from Archer's database.

Expense comps

Archer comps: Sourced from CMBS, Freddie Mac, and Fannie Mae reported financials. Archer parses and normalizes these financial statements so you can benchmark any property's operating expenses against institutional data on a per-unit or per-bed basis.

Your custom comps: Every T12 you parse and save becomes an expense comp. The more deals you run, the more granular your benchmarking becomes — eventually at the specific line-item level you map to in your COA.

Sale comps

Archer aggregates transaction data including sale prices, cap rates, price per unit, and buyer/seller information. You can also upload your own sale comp records (contact support for bulk uploads) or add them one at a time on any property's transaction history page.

Market data

Market-level analytics (rent growth trends, supply pipeline, demographic data, employment metrics) are sourced from Moody's Analytics, US Census data, Bureau of Labor Statistics, and other institutional sources. These appear on property overview pages and in the Deal Sourcing tool.

Your data stays yours

All data you upload — rent rolls, T12s, custom comps, sale records — is completely proprietary to your team. No other Archer client can see your data, and your data is never used to train other clients' models. The comps flywheel works for you alone.
